There are 120 days between DEFAULT and FORECLOSURE SALE. 120: Order Trustee's Sale Guarantee / Record Notice of Default & Election to Sell 60: Notice of Sale published in newspaper for 4 successive weeks 30: Final check for IRS liens 20: Record Proof of Service, Affidavit of Mailing and Publication 15: Last day any interested party may send a written request to the trustee for a written statement of information. 7: Trustee must send written statement of info as requested 5: Last day for the borrower to cure the default and postpone the sale. Distressed Properties are the new norm in today's Real Estate Market.

As a Certified Distressed Property Expert, I've taken the time to study how best to list and sell a short sale. And if you are interested in purchasing a distressed home, I can also guide you through evaluating the product and making offers that stick.

Typically 8-12% of all Short Sales close. 80-90% of listings put together by CDPE's close. That's a big difference.

So how does EUGENE fair in all of this? As of December 2009, we have over 200 distressed properties for sale through the MLS system.

The Treasury Department recently released new guidelines that will help Short Sales succeed in shorter time periods. This is good news for everyone.
