The Mortgage Banker Assocation (www.mortgagebankers.org) predicts the following numbers:

Year 2010: First Q will see 30 year fixed rates at 5.4%, but by the Q4 expect 6.1%.

Year 2011: 6.2%

Year 2012: 6.5%
